Building Inspection ~ (830) 997-7521 Building Official - Vacant Development Coordinator - Tammie Loth Building, Electrical & Plumbing Inspector - Marlin Hartmann Building Inspector - Kyle Staudt RESIDENTIAL CONSTRUCTION INFORMATION COMMERCIAL CONSTRUCTION INFORMATION Initial Point of Contact: Tammie Loth, Development Coordinator, (830) 997-7521 THESE ARE CONSIDERATIONS, REQUIREMENTS, AND FEES ASSOCIATED WITH NEW RESIDENTIAL CONSTRUCTION. STEP ONE Acquire application for building permits. STEP TWO Submit completed application along with two copies of site plan and working drawings for plan review. Review requires a minimum twenty four hours. Site plan must contain anything done on the site, i.e. street curbing, driveway, walks, all structures, fences etc. and indicate required building set-backs. On uncurbed lots street curbing will be a requirement of the project. Working drawings need dimensions, window and door sizes, plumbing fixtures, HVAC equipment locations, electrical outlets, switches, lights, fans, and panel locations. STEP THREE Associated fees are as follows; Building permit cost is based on eight cents per square foot for everything under roof. Accessory buildings are five cents per square foot. Impact fee SEE IMPACT FEE ORDINANCE Initial electrical fee is three hundred dollars ($300) up to two hundred amps (200). An estimate from the electric department supervisor will be required for larger services. Temporary meter loop connect is seventy five dollars ($75). If water and sewer taps are not in and already paid for then an estimate will be required from water department supervisor. STEP FOUR Obtain necessary permits and commence construction. STEP TWO- MEET WITH CITY PLANNING DEPARTMENT TO DISCUSS SITE PLAN, LANDSCAPING, SCREENING, STORM WATER DETENTION, PARKING, HISTORIC DISTRICT REQUIREMENTS, SIGNS, PERVIOUS COVER AND ZONING. STEP THREE- MEET WITH CITY BUILDING DEPARTMENT TO DISCUSS PERMITTING AND PLAN REVIEWING PROCESS, CURRENT ADOPTED BUILDING CODES, SITE REQUIREMENTS, OCCUPANCY TYPE, CONSTRUCTION TYPE AND ACCESSIBILITY REQUIREMENTS. STEP FOUR- MEET WITH CITY ENGINEERING DEPARTMENT TO DISCUSS ADDRESSING, WATER AND SEWER REQUIREMENTS AND ELECTRICAL NEEDS. STEP FIVE- SUBMIT PROPER DRAWINGS AND APPLICATIONS ALONG WITH A COMPLETED ENERGY CODE COMPLIANCE WORK SHEET FOR ANY REQUIRED BOARD ACTIONS, ie., PLANNING AND ZONING BOARD AND HISTORIC REVIEW BOARD. STEP SIX- SUBMIT ALL CONSTRUCTION DRAWINGS, ENERGY CODE COMPLIANCE WORK SHEET, AS WELL AS PROOF OF ARCHITECTURAL BARRIERS REVIEW TO BUILDING DEPARTMENT. D. ELECTRICAL SERVICE: THE OWNER IS RESPONSIBLE FOR ALL COSTS ON ELECTRICAL SERVICE. AN ELECTRICAL SERVICE APPLICATION MUST BE FILLED OUT AND SUBMITTED TO THE CITY OF FREDERICKSBURG ELECTRIC DEPARTMENT SUPERINTENDENT. AN ESTIMATE WILL THEN BE ESTABLISHED AND PAYMENT RECEIVED BEFORE WORK COMMENCES. E. PLAN REVIEW FEES: PROJECTS EXCEEDING $250,000.00 IN VALUE MAY BE ASSESSED A PLAN REVIEW FEE.
