- Zoning Ordinance

The Zoning Regulations and Districts established have been made in accordance with a Comprehensive Plan, for the purpose of promoting the health, safety, morals, and general welfare of the City. They have been designed to lessen the congestion in the streets; to secure safety from fire, panic and other dangers; to provide adequate light and air; to prevent the overcrowding of land; to avoid undue concentration and population; and to facilitate the adequate provision of transportation, water, sewage, schools, parks and other public requirements. They have been made with reasonable consideration, among other things, for the character of the district and its peculiar suitability for the particular uses specified; and with a view to conserving the value of buildings and encouraging the most appropriate use of land throughout the City, consistent with a Comprehensive Plan. - Subdivision Ordinance

The subdivision of land is a major factor in the process of achieving sound community development which ultimately becomes a public responsibility, since streets and utilities must be maintained and public services customary to urban areas must be provided. Further, the built environment can enhance or diminish the overall quality of life in the community. Land subdivision is a critical first step in defining the built environment. Therefore, it is to the interest of the public, the developer, and the future owners that subdivisions be conceived, designed and developed in accordance with appropriate design standards and development specifications. It is the intent of these regulations to aid in guiding the growth of the City of Fredericksburg, Texas and its environs in an orderly manner; and to provide attractive, well planned subdivisions with adequate streets, utilities, and building sites in a manner that will be uniformly applied. Historic Preservation Ordinance The City recognizes that the City of Fredericksburg is known for its collection of German pioneer Sunday houses, Victorian inspired homes, and thriving historic Marktplatz (Market Square) and downtown area. Fredericksburg’s unique qualities have proven to be increasingly attractive to residents, businesses, and tourists. As a matter of public policy, the City desires to preserve those aspects of the city which have historical, cultural, or architectural merit. Such preservation activities will promote the health, safety, prosperity, education, and general welfare of the people living and visiting Fredericksburg. Go to Historic Preservation Ordinance

- Sign Ordinance

- The purpose of these rules and regulations are to provide uniform sign standards and regulations in order to insure public safety and to promote a positive City image reflecting order, harmony and pride, and thereby strengthening the economic stability of Fredericksburg’s business, cultural, historical, and residential areas. - Storm Water Detention Ordinance

- The growth in and around the City of Fredericksburg and the associated development and construction of buildings, paved surfaces, roads and other improvements has altered in the past and continues to alter the natural flow of surface waters on the land, which together with the construction of gutters, culverts, drains and channels for the carrying off of surface waters has both increased the quantity of storm water and amplified the peak flow rates of runoff, thus leading to present and potential flooding of property and homes, dangerous flows within and over public roadways and streets, and soil and channel erosion. Landscape Ordinance The purpose of landscaping and screening requirements is to improve certain set-back and yard areas, including off-street vehicular parking and open-lot sales and service areas, for all uses other than single-family, duplex, triplex or four-plex residential uses, and to aid in stabilizing the environment’s ecological balance by contributing to the process of air purification, oxygen regeneration, ground water recharge and storm water runoff retardation, while at the same time aiding in noise, glare and heat abatement, and to protect and preserve the appearance, character and value of surrounding neighborhoods. Sidewalk Ordinance An ordinance regulating the use of certain public sidewalks and other public areas within the city limits of the city; regulating vending, placement of merchandise, landscaping, decorative items and other encroachments; providing definitions, exceptions, enforcement and effective date.
